We should also check if the land to flat sqft ratio is also favourable right along with checking UDS price per sqft > Flat price per sqft 7:36

Keeping aside the conversation which is filled with half cooked maths . .let's get some facts straight

Per share @ 100 Rs × 8000% is 8000Rs per share
So
7 lacs × 8000% is 5.6 Crore
Secondly
You will never find a flat in the entire world where the UDS price is more than the final product (Flat) . PERIOD
