What she says is completely on air and not making sense…

UDS quantity is less compared to SBUA.. SBUA almost 4 to 6 times UDS.

I don't think Builders are that much dumb.

Do remember you can't sell the UDS independently.

If the per square feet price of the apartment is less than the per square foot price of the undivided land, then the owner of the land would be in profit by just selling off the land ! Why would they take the trouble to partner with a builder and make a scheme of flats ?

This will only work where number of flats is in single digits like in her example… In most urban apartments with 100 plus flats,i doubt she will make money… Secondly who buys a flat hoping it will be demolished… 3rdly when it's demolished voluntarily it's usually for rebuilding…not for selling the land

That’s incorrect, the same sq ft of land is “SHARED” by all the flat owners as the flats are stacked on top of each other. So actually you will own lot less land than you bought if in case all flats are demolished.

The Apartment Price or Price per Sqft of Super Build-up Area is 3 to 4 times higher than Land/UDS price. Then how can you get UDS/Land price that Higher than Apartment price? Your father making apartment for you i guess hahaha
